A shiny floor is only half the battle the floor needs to be completely clean and free of all old wax and dirt to really look good. Nobody wants to see shiny dirt.
Just because your floor is starting to show some wear, doesn’t mean it needs stripped & waxed again. ASJ offers a maintenance program to keep your floors looking good at all times. When heavy traffic areas begin to show wear and the shine is no longer present scrub & recoat that floor. Using the same procedures as a strip & wax we will top scrub the floor to remove any ground in dirt and recoat the tile with several coats of finish. This procedure can be done several times (depending on traffic) before the floor needs to be stripped & waxed again at a lower price than stripping & waxing.
Floor burnishing is the key to a shiny floor. ASJ offers both propane and electric burnishing to restore your shine. This maintenance procedure is done between scrubbing & recoating. We light scrub or mop the floor with a professional cleaner then apply a restore agent to the floor to help increase the effects of the burnishing. Burnishing a floor is similar to buffing your car, but on a larger scale. With the use of professional burnishers we polish the floor to develop a wet look shine. Burnishing removes scuff marks and hardens the finish to help reduce these marks between services and extends the life of your floor finish.
Ceramic tile is a horse of a different color. Ceramic tile requires no finish like vinyl floors. These tiles are designed to look good for the life of the tile. Ceramic floors have one problem, they do get dirty. Regular mopping of these floors work good for awhile but after time the dirt begins to build up and collect in the uneven areas of the tile and the grouted lines. Slow speed machine scrubbing of these floors using a staggered tooth brush will clean these areas to restore the beauty of the tile, but grout lines are tough. Grout is a porous material and no matter how much you scrub the lines they are hard to maintain. Use of a grout sealer is a way to help keep these grout lines looking good. After cleaning have your grout sealed and this will help keep dirty mop water from staining your grout.
As part of your regular maintenance program ASJ offers machine scrubbing of your vinyl, terrazzo & concrete floors. Mopping a large floor will take a long time. ASJ has walk behind floor cleaning machines that reduce the mopping procedure time immensely. These machines are filled with the cleaning solutions, we then apply this solution to the floor, pad scrub the floor & extract the dirty water back into the machine all in one pass. This method of floor cleaning can reduce the amount of times you need to wax your floors if used in a regular maintenance program.
Wooden floors are found mainly in residential homes, but there are a few selected business owners that prefer this look. There are many different type and manufactures of wood floors. Cleaning these floors can be a task. ASJ has special cleaners designed specifically for wood floors. Never wet mop wood floors, heavy moister could cause your floors to pinch & warp. After proper cleaning of the floor we will apply a special finish or wax to help protect them. Most wood floor finishes and waxes are soft in nature, these require slow speed buffing with a wool pad to bring up the sheen. |
